Full Description:
This original 3/4-bedroom town house in the heart of historic Old Vence was built before the French Revolution in 1789. It has been renovated and modernised by the current owners over the last 3 years and is structurally sound and in good decorative order. It is an ideal base from which to experience the rich Provencale lifestyle and abundant culture of Old Vence.
Location : On what is officially "The Smallest Square in France", among the narrow cobbled traffic-free lanes of the old town of Vence. Just 50m from the main square with its cafés, restaurants, bars, shops, galleries, the Mairie, the old Bell Tower, the church, the markets, etc. 20 mins from Nice airport and from Antibes.
Within easy reach of local schools.
Accommodation :
Lower ground floor : An office (or bedroom IV) with a basin and space for a WC &/or shower.
An old garage, 14m˛, now too small for modern vehicles although could take scooters/motorbikes and provides valuable cellar storage space. Could be made to communicate with the office to make an independent apartment.
Upper ground floor : The front door and entrance hall lead to 2 bedrooms and a new shower room & WC. The old spiral staircase tiled with original terracotta ‘tometes’ tiles leads up to…
1st Floor : The lounge & dining room, opening onto the attractive newly refurbished fully equipped kitchen with American bar. Bags of Provencale character with exposed stone walls, timber beams, terracotta tiled floors, and antique cast-iron radiators (with individual thermostatic controls). With windows on 3 sides this loft-like space is very light and airy - not always the case with townhouses. 2 sets of French doors open onto a long sunny west-facing balcony.
2nd Floor : A large master bedroom with a high ceiling ; newly decorated bathroom & WC. West-facing windows letting in lots of sunshine and with views of the Baou hills above Vence.
Access to additional storage space in the attic.
One issue with old townhouses is always car parking : parking is not allowed in the historic old part of Vence, although you can bring your car to the house for deliveries. The nearest car park is only 2 mins away and a permit costs €58 /month.
Town gas central heating.
New plumbing and new electrics have been installed.
Mains sewage.
This house is an ideal base from which to enjoy the pleasures of Old Vence, like its great restaurants and galleries, within easy walking distance. It could do with some refreshment and upgrading in parts and the price reflects this, but at only 20 mins from Nice airport it is a delightful pied-a-terre.
